Best year to build a house: Vietnamese age checks for 2027

Checking your age before building a house is a custom many Vietnamese families follow before breaking ground, and plenty are asking about 2027 now. The usual check looks at three "obstacles" for the person who builds in their name: Kim Lau, Hoang Oc and Tam Tai. This guide walks through each step so you can work it out yourself, with 2027 examples. It is folk custom; the decision to build should still rest on money, paperwork and what your family really needs.

Start with your lunar age

The age used is the lunar age: the building year minus your lunar birth year, plus one. Born in 1984 and building in 2027 gives 2027 − 1984 + 1 = 44. The person checked is usually the head of the household who builds in their name. If that person hits an obstacle, many families "borrow an age": someone with a clear year performs the ground-breaking instead.

How Kim Lau, Hoang Oc and Tam Tai work

Kim Lau. Divide your lunar age by 9. A remainder of 1, 3, 6 or 8 counts as Kim Lau in the common method (a remainder of 0 counts as 9 and is fine). Some regions only apply Kim Lau to weddings, not building; practice varies.

Hoang Oc. Count around six houses in order: Nhat Cat, Nhi Nghi, Tam Dia Sat, Tu Tan Tai, Ngu Tho Tu, Luc Hoang Oc. Each round decade starts at a set house, as in the table below, then each extra year moves one house forward, wrapping back to the first after the sixth. Tam Dia Sat, Ngu Tho Tu and Luc Hoang Oc are considered bad.

Tam Tai. Each group of zodiac signs meets three bad years in a row: Monkey, Rat and Dragon meet Tiger, Cat and Dragon years; Tiger, Horse and Dog meet Monkey, Rooster and Dog years; Pig, Cat and Goat meet Snake, Horse and Goat years; Snake, Rooster and Ox meet Pig, Rat and Ox years. (Vietnam uses the Cat where China uses the Rabbit.) 2027 is a Goat year, the last Tam Tai year for people born in Pig, Cat and Goat years.

Worked examples for building in 2027

• Born 1984 (Rat): lunar age 44. 44 divided by 9 leaves 8, so Kim Lau applies. Hoang Oc: 40 starts at Tu Tan Tai, counting to 44 lands on Nhi Nghi, which is fine. Rat is not in Tam Tai in a Goat year. Common verdict: Kim Lau only.
• Born 1990 (Horse): lunar age 38. Remainder 2, no Kim Lau. Hoang Oc: 30 starts at Tam Dia Sat, counting to 38 lands on Ngu Tho Tu, which is bad. Horse is not in Tam Tai in 2027.
• Born 1987 (Cat): lunar age 41. Remainder 5, no Kim Lau. Hoang Oc: 41 lands on Ngu Tho Tu, bad. Cat is in Tam Tai in 2027.

Redo the sums with your own lunar birth year; if you were born in January or February, check that year's Lunar New Year date first.

What families usually do if the age is not clear

• Borrow an age: someone with a clear year performs the ground-breaking rite while the owner stays away.
• Wait a year if the plan allows.
• Stick to small repairs: many people feel minor repairs do not need the same check as a new build.

Whichever you choose, do not let the age question push aside the steps that matter more.

What matters more than your age

Before building, check the land title, zoning and building permit requirements with your local construction authority; sign a clear contract with your builder; and budget for overruns. Once the house is done, you can pick paint and decor in your lucky colours, set up a desk facing a good direction, or choose feng shui wall art for the new living room. Age checks are a cultural custom; they do not replace a careful building plan.
